• A Booking Deposit of 25% is required at the time of booking. Your dates cannot be secured until this has been received.
• The balance of 75% will be due 2 months prior to check in.
• Your Security deposit of €500 will be required at the same time (2 months)
• The Security Deposit will be refunded 2 weeks after check out.
• All payments to be made by Bank Transfer.
• We have Bank accounts in Portugal and the UK and accept payment in Euros or Pounds Sterling

Cancellations

• Cancellations made 2 months prior to date of Arrival will receive a full refund
• Cancellations made between 2 months and 1 month prior date of Arrival will receive a 50% refund
• Cancellations made less than 1 months prior to date of Arrival will forfeit all payments (except security deposit)

However, if we are able to find another booking to fill the gap, we shall refund all payments

Other information

• We offer all returning guests a 5% discount on our published rates.
• Bookings for second year made before the end of October in the first year will be charged at rates for the first year.
• Maximum occupancy is 8 guests and is priced accordingly. However, during Mid and Low season, we offer a discount of 20% for small parties of 4 guests or fewer as long as only 2 bedrooms are used.
• We can only accept one child under the age of 2 years (which may be additional to the above) because we only keep one cot and one high chair to accommodate small guests.
• Under the terms of our Rental Licence, these occupation limits cannot not be exceeded in any circumstances.
